How Tenvera works — and every question, answered
Tenvera is a tenant-loyalty platform that rewards renters with real dollars off their rent for paying on time, caring for the property, and renewing their lease — at no cost to the tenant. Here is the whole program, in plain language — the same terms tenants see at enrollment.
- EarnTenants earn credits for on-time rent, maintenance reporting, inspections, renewals, and anniversaries — while a dollar balance grows automatically every month.
- ClimbCredits unlock milestones from Bronze (6 months) to Titanium (5 years). Each milestone pays more than the last; optional Premier memberships multiply earning speed.
- RedeemAt any milestone reached, redeem the balance as a credit on the rent. Redemption restarts the balance at $0; extra credits and ladder progress carry forward.
Everything landlords and tenants ask us
What is Tenvera?
Tenvera is a tenant-loyalty platform that rewards renters with real dollars off their rent for paying on time, caring for the property, and renewing their lease. Landlords sponsor the program for about 1% of rent per enrolled unit; tenants join free.
What does Tenvera cost a tenant?
Nothing. The base program is 100% free to tenants and fully sponsored by the landlord. Optional Premier memberships ($5, $10, or $20 per month) are available for tenants who want to earn credits faster — and every membership dollar is added straight back into the member's own reward balance through the 100% Balance Boost.
What does Tenvera cost a landlord?
One flat monthly fee per enrolled unit of about 1% of that unit's rent — never below the plan minimum ($24 on Starter) and never above $45, even on luxury units. A renewal success fee (1.5%–5% of one month's rent, rising with tenure) applies only when a tenant actually renews. There are no setup costs.
How do tenants earn rewards?
Tenants earn credits for on-time rent (100 credits/month), reporting maintenance issues (75 each), passing an annual inspection (400/year), renewing a lease (500), and tenancy anniversaries (300). Credits move tenants up a reward ladder — Bronze, Silver, Gold, Platinum, Titanium — while a real dollar balance grows automatically every month of enrollment.
How are rewards paid out?
Rewards are issued as rent credits — a dollar amount applied directly against the tenant's rent. The amount shown on screen at redemption is exactly what is credited. Tenvera does not pay cash, gift cards, or transfers; keeping rewards as rent credits is what lets the program stay free for tenants and affordable for landlords.
What happens when I redeem?
Redeeming applies your current balance as a credit on your rent and restarts your balance from $0. Credits above your redeemed tier carry forward, so your ladder progress isn't lost. You can redeem at any milestone you've reached, or keep holding — every higher milestone pays more.
Why do bigger rewards take longer?
The reward ladder is built around time locks: each milestone (6 months, 1 year, 18 months, 4 years, 5 years) unlocks a larger payout. Holding longer funds the program responsibly and makes the biggest payouts — like Titanium at 5 years — possible. The full payout matrix for every membership level is shown at enrollment, before you accept.
What is Wealth Building Rewards (WBR)?
Wealth Building Rewards™ is a $10/month resident benefit from Roots that is included free with Tenvera Premier memberships for a stated period (3, 6, or 12 months depending on the package). It reports on-time rent to all three credit bureaus, offers financial masterclasses, and has its own rewards program with an investing option. WBR is a product of Wealth Building Technologies, LLC; included months stay active only while the qualifying Premier package remains active.
Is Tenvera a bank or an investment?
No. Tenvera is a rewards platform, not a bank, lender, or investment product. A tenant's reward balance is a pending rent credit earned under the program rules — it is never the tenant's deposited money, and the base program never asks tenants to pay anything.
What do landlords see about their tenants?
Landlords see operational metrics — retention, on-time payment rates, inspection results, and their combined program fee. Individual tenant reward balances and membership choices stay in the tenant's own portal.
How does a building get Tenvera?
The landlord signs up, enrolls units, and tenants accept the program terms at enrollment — including the full payout matrix and redemption rules. We onboard new properties in monthly batches with white-glove setup. Tenants whose landlords aren't enrolled yet can join the waitlist and we'll provide a one-pager to pass along.
